Asthecompletemodularsolutionprovider,MobileModularisaone-stop-shopforallyourspaceneeds.Followthesehelpfultipsintheserviceguidetomaintainandtroubleshootyourmodularbuilding.

YourleaseincludesservicecallsbyMobileModularanditsauthorizedsubcontractorsforrepairsresultingfromroutinewearandtearofthebuildingandequipment.

Yourleasedoesnotinclude:chargesforanyserviceperformedbyothervendorsor individuals, janitorial services, HVAC filter replacement and/or coil cleaning, lightbulbreplacementandpestcontrol.

 

You are responsible for damages caused by theft or vandalism, accidents,negligence,impropermaintenance,failuretoreportwaterleaksinatimelymanner,extremeweather,oractsofGod.

Thesetipsareintendedformoststandardbuildingplansandmaynotapply

tosomecustombuildings.Ifthesetipsdonotresolveyourissue,pleasecontactourServiceDepartment.

 

 

What’syourpart?                                             Troubleshooting

 

 

Youareresponsiblefor:

  •         Completingavisualinspection

oftheequipmenttoconfirmitsconditionat the time of delivery and notifyingMobileModularofanyqualityconcerns.

  •         Providingtherequiredlevelof240v,three wires, single-phase electricalserviceandhook-up.
  •         Fillingthehotwaterheater(ifapplicable)with water before electricity is turnedon. This will prevent damage to theheatingelement.
  •         Water and sewer connections: Make surethe installer cleans and flushes the linesofallforeigndebrisbeforeconnectingtothebuilding.
  •         Contacting a qualified plumber for anyplumbing repairs needed due to cloggedurinalsortoiletsbeforeplacingaservicecall.
  •         Protecting interior, exterior walls andtrim from damage. Any objects such asnails, screws, pipes, conduit, j-boxes, oranything else larger than a thumb tack,which penetrate wall surfaces may resultinrepairchargesuponreturn.Donotuseanyadhesivestoadhereitemstowalls.
  •         Reportinganysignsofwaterleakage

(i.e.stainedceilingtiles,brokenwindows,softareasonfloorbelowwindowsand/ordoors,etc.)inatimelymannertoensureappropriateresolutionoftheissueand

tomitigatefurtherdamagecausedbydelayed repair. Please note, it is notuncommonforleakstooccurfollowingdelivery or relocation of a modularbuilding. A dry surface is required toproperly seal leaks. Lessor will do itsutmost to seal any leaks in a timelymanneronceweatherpermits.

  •         ObtainingapprovalfromMobileModularbeforeanymodificationsaremade

tothebuilding.

  •         Any charges associated with re-levelingthebuildingorrampsduetothesettlementofthegroundsurface.Pleasenotethat

re-levelingandrelocationofleasedequipment must be performed byMobile Modular unless otherwiseapprovedinwriting.

Generalflooringcare:

  •         Keepcarpetscleanandfreeofstains.Hightrafficareaslikeentrancesorhallwaysneedmorecareincludingfrequentvacuuming.
  •         Chairfloormatsarerequiredinordertoprotecteithervinylcompositetileorcarpetatdeskareas.
  •         Avoid using excessive water/moisturewhen mopping or cleaning the floorasthismaydamagethefloors.
  •         Waxfloorsurfacesonceayeartopreventfloortiledamage.
  •         Cleaning or replacing HVAC filters atminimumevery3months(monthlyinthestateofTexasandindustyordirtyenvironments)isrequired.
  •         HVACcoilsmustbecleanedandflushedby a qualified HVAC technician atminimumannually.
  •         Failuretokeepthefilterscleanwillresult in coil freeze ups and othersystemmalfunctions.
  •         Anydamagesorservicecalls(includingduct cleaning) resulting from failuretomaintaintheHVACequipmentas

 

HVACmaintenance:

instructedwillresultinadditionalcharges.

InColdWeather

  •         Protecting water lines from freezing bycoveringwithheattapeortubinginsulation.
  •         During freezing weather, all plumbinglinesshouldbedrainedandsewerlinesflushed with anti-freeze before turningoffheatordisconnectingpower.
  •         Ourpick-upanddeliveryfeesdonotincludetheremovalofcustomstairs,ramps,fences,or similar add-ons, construction debris,landscaping or any other obstructions aroundorunderthebuilding.
  •         The building should be cleaned, broomswept,itemsonwallsremoved,andthesiteclearedofobstructionsattimeofpick-up.
  •         Allpersonalcontentsshouldberemovedfromthebuilding.MobileModularis

Preparingforreturnofthebuilding:

  •         Additionalservicechargesmaybeappliedifbuildingisnotfreefromgarbageand/orpersonalbelongings.
  •         Thebuildingmustbedisconnectedfromallutilitiesandthewatersystemdrained.
  •         Customer is responsible for sign-up,shut-downandthecostofallutilitiesassociatedwithbuildinguse.
  •         Customerisresponsibleforremovingalllowvoltagewiring,orlikeadd-onsinstalled by customer and/or theirsubcontractors.
  •         If keys provided are not returned withthebuilding,theLesseewillbeassessedare-keyingcharge.
  •         Iflocksetsarealteredandnotre-keyedtothe original key provided upon delivery,chargeswillbeassessed.

To assist you in properly caring for yourmodular building and avoiding chargesforunnecessaryservicecalls,pleaseutilizethese troubleshooting guidelines prior tocontactingourServiceDepartment.

Electrical

  •         Remember—tooperatethebuildingproperly,itmustbegrounded.
  •         Aqualifiedelectricianshouldinstallelectricalserviceconnections.
  •         Troubleshooting of the electrical systembyuntrainedpersonnelshouldbelimitedtocheckingthatequipmentispluggedin,the light bulbs are working and that thecircuitbreakersarenottripped.
  •         Istheunithookedupto240voltswiththecorrectwiresize?
  •         Wastheelectricityhookedupbyaqualifiedelectrician?
  •         Isthemainbreakeronatthebreakerpanel?
  •         Certaintypesofbreakersappeartobeonbut actually are off. To reset, switch fullyoffandthenbackonagain.
  •         Checkallswitches.
  •         Tightenbulbswhichmayhaveloosenedduringtravel.Replaceanybulbsthatareburnedout(customerresponsibility).

If bulbs are in good condition and stilldon’twork,pleasecallyourlocalMobileModularbranchforservice.

Ifsomefluorescentlightsareflickering:

  •         Lightballastsarecold,flickeringusuallystopsafterafewminutes.
  •         Ifbothbulbsareflickeringinalightfixture:

»Changeonebulbatatimebyremovingand installing new bulb. If it does notfix the problem, please call your localMobileModularbranchforservice.

Ifoneofthereceptaclesdoesnothavepower:

  •         ChecktheGFIreceptaclesandresetiftripped.
  •         Checkcircuitbreakersatpanelbox.
  •         If breakers are on and there is stillno power, please call your localMobileModularbranchforservice.
  •         Checktomakesuretherearenottoomany cords plugged into the samereceptacle and/or drawing too manyamps from appliances causing anoverloadinthecircuit.
  •         Check on/off switch on the heaterandcheckthebreakerintheelectricalpanelbox.

Airconditioning(HVAC)

Please ensure that you’re following allinstructionspertainingtoHVACmaintenancelistedhere.

InstructionsforchangingexteriorHVACfilter:

  •         Turnoffpoweratmainpanelbox.
  •         Removeservicedoor.
  •         Slideoldfilteroutanddisposeofproperly.
  •         Slidenewfilterin(arrowup).
  •         Replaceservicedoor.
  •         Turnonpoweratmainpanelbox.
  •         HVACfiltersize                       
  •         Make sure the time and day areprogrammedcorrectlyonthethermostat.
  •         Makesurethethermostatisin“Auto”mode”.
  •         Makesuretheuserhasenteredasuitableprogram. Thermostat operating manualavailableuponrequest.
  •         Make sure the set point is correct onthe thermostat and humidity controllerifapplicable.
  •         Makesurethethermostatisunobstructedandclearofallheatgeneratingappliances.
  •         If“HP”isdisplayedonthethermostat,firstmakesurefiltersandcoilsareclean.Ifso, powertheHVACunitoffatthepanelboxandthenpowerbackon.
  •         PleasenotethatwaterdrippingfromtheHVACunit(exterior)isnormal,especiallyinveryhotandhumidconditions.
  •         Isthevoltagecorrect(240volts)andhookedupproperly?
  •         Arethereanyloosewiresvisible?
  •         CheckcircuitbreakersandHVACbreakerlocatedontheservicesidepanel.
  •         CheckHVACdisconnectpanellocatednexttotheHVAC.
  •         Openceilingdiffusersand/ordampers.
  •         Makesuretherearenoobstructionsintheairlouversorgrilles.
  •
